Marvel Studios debunked a major Wilson Fisk theory in Daredevil: Born Again, and this has helped to make Kingpin an even better villain in the MCU. After a three-year hiatus, 2021's Hawkeye series saw Vincent D'Onofrio reprise his role of Wilson Fisk from Netflix's original Daredevil series. His return to the MCU led to the emergence of a popular theory that explained a huge mystery from the MCU's Phase 3, but Marvel Studios has finally debunked this theory, and this has been a huge advantage to Kingpin in Hawkeye, Echo and Daredevil: Born Again.
Wilson Fisk is perhaps the MCU's most significant street-level villain, especially now that Daredevil: Born Again has marked his election to the position of Mayor of New York City. Theories always suggested that Kingpin was always going to acquire a huge amount of power following his return to the MCU, but one took a very different turn to Fisk becoming Mayor. Marvel Studios didn't bring this theory to life, however, but the choices that have been made with Wilson Fisk in Daredevil: Born Again are much more exciting.

Until very recently, Marvel Studios had kept the identity of the buyer of the former Avengers Tower a complete mystery. The New York landmark was sold in 2017's Spider-Man: Homecoming, and the buyer has now been revealed to be Valentina Allegra de Fontaine, who will be transforming Avengers Tower into the MCU's Watchtower in Thunderbolts*. Prior to this reveal, the most popular theory suggested that it was Wilson Fisk who bought Avengers Tower, allowing it to become the headquarters of Fisk Industries in the MCU.
Daredevil: Born Again and Thunderbolts* have debunked the theory that Wilson Fisk purchased Avengers Tower, though Fisk has found power and influence in another way. Fisk has been elected as Mayor of New York City in Born Again, which proves he never needed the recognition of setting up shop in the former Avengers Tower to exact his sinister schemes. There's another reason that Wilson Fisk is best not being associated with Avengers Tower and, by extension, the Avengers themselves, and this is a huge asset to Daredevil: Born Again's narrative.

Kingpin Is The Perfect Street-Level Villain In The MCU

Had Wilson Fisk bought Avengers Tower and set up shop inside the New York landmark, he would have been taken off the streets of the city and featured as a much more influential and grand-scale villain. Marvel Studios made a great choice by having Valentina buy the landmark instead of Fisk. Kingpin could have followed in the footsteps of Marvel Comics villains such as Norman Osborn, Nathaniel Essex and Kang, who set up corporations Oscorp, Essex Corp and Qeng Enterprises, using their own names, but this would have made Wilson Fisk a less grounded villain in the MCU.
Daredevil: Born Again is benefiting from Wilson Fisk not being the mustache-twirling villain that he is sometimes depicted as in Marvel Comics. Fisk's gritty and sinister storyline needs a villain who has boots on the ground, and while Fisk has garnered power and influence as the Mayor of New York City, he is not so disillusioned that he needs to occupy Avengers Tower. Daredevil: Born Again is expected to see Wilson Fisk become more powerful, terrifying and dangerous, as he will continue to pose problems for the MCU's street-level heroes - for which he doesn't need a skyscraper.
